Window Replacement Costs & Recommendations for 1980s Tampa Home?

@politics575 Great question. Modern windows are pretty low-maintenance, but a little TLC goes a long way:
Lubricate moving parts: About once a year, I put a silicone-based lubricant (not WD-40, which can attract dirt) on the tracks of my sliders and the springs of my single-hungs. This keeps them operating smoothly. Just a light spray or wipe, then open/close a few times.

Clean weep holes: Windows often have tiny drain holes (weep holes) at the bottom of the frame to let water out. Make sure those don’t get clogged with debris or paint. I occasionally use a can of compressed air or a small pipe cleaner to clear them.

Inspect caulking: Every year or two, I visually inspect the caulk around the exterior frame. In Florida sun, caulk can degrade over time. If you ever see gaps forming, touch them up with a good silicone caulk to prevent water intrusion.

Keep the glass and frames clean: Mostly aesthetic, but I wash the windows a few times a year with mild soapy water. Avoid strong solvents or power-washing directly on them. Clean frames also let you spot any potential issues early.

Avoid force: This might sound obvious, but don’t force a window if it’s sticking. Find out why (maybe needs lube or there’s debris). Forcing can throw it out of alignment or damage the balance.

Screens: Remove and hose off your screens occasionally to keep them clear. And if you take screens out (like during hurricane prep), store them carefully so they don’t bend.

Overall, vinyl and aluminum windows don’t need painting or anything. Just keep the moving bits working freely and the seals intact. If you do that, they’ll slide and seal like new for many years.

My windows are ~5 years old now and still work like day one following the above routine. It's minimal effort for peace of mind.

(Final Update) Hi everyone – I wanted to circle back and close the loop on my window replacement journey. First off, a huge THANK YOU to all of you. This thread has been incredible and guided me every step of the way.
So, here’s what happened:

I did get the quote from Morgan Exteriors as I mentioned. It came in at $17,500 for my 15 windows (impact, vinyl). That was higher than Karoly’s quote and even a bit above ProTech’s. The rep was professional, but the price and vibe didn’t sway me.

Ultimately, we decided to go with Karoly Windows & Doors. Their combination of price ($13.5k) and the positive reviews here was too good to pass up. ProTech Windoors was a close second choice for us – and I have to say, ProTech was very professional too. It really came down to our budget in the end, and Karoly met it best.

The installation took place last month and went smoothly! Karoly’s crew replaced all 15 windows in two days. They were fantastic – punctual, friendly, and super efficient. They pulled permits as promised, and the county inspector signed off without a hitch (he even commented on the good installation quality). 💯

Now living with the new windows:

The house is so much quieter and cooler, it’s unbelievable. We had a cold snap and then a heat wave, and in both cases the inside temperature stayed stable much longer than it used to.

We feel way safer heading into hurricane season. And funny enough, a week after install we had a random strong wind storm; I barely heard it, whereas before my windows would literally whistle.

Aesthetic-wise, the new windows look great. We went with no grids for a clean look. Neighbors have complimented how fresh the house looks.

We’ve already filed for the insurance discount (thanks @climber69 for the reminder!). And we’re applying for the My Safe Florida Home grant reimbursement. Fingers crossed on that, but even if it doesn’t come through, we’re happy.

No project is 100% glitch-free, so in the spirit of full honesty: one of the new windows had a tiny scratch on the glass. I pointed it out to Karoly’s team, and they have ordered a replacement sash under warranty. It’s a small thing and they handled it with no fuss – so I remain a very satisfied customer.

To everyone reading this, especially future readers: this thread has been an amazing resource. I hope my journey adds to it. And to Karoly and ProTech (since they got mentioned a lot, deservedly): kudos to you for making Tampa Bay homeowners happy.
