Honestly, I wear that DIY attempt as a badge of honor now – I tried, I goofed, I called the cavalry. And now I have perfect windows and a funny story. But yeah, for most folks, skip the DIY on this one.

I also want to thank folks here for naming some reputable local companies. I'm starting to gather quotes, and because of this thread I'm definitely reaching out to Karoly Windows and ProTech Windoors to compare. It's clear from what people said (and @lpaws72's outcome) that going with well-reviewed pros can prevent so many of these pitfalls.
This discussion saved me from walking into this project blind. Appreciate it, truly.

I’ve been quietly reading along, and just have to say: all this info makes me feel much more prepared (and a little less nervous) about replacing my windows. Before, I had no idea about permits or the tricks some companies pull. Now I feel like I know the playbook.
Instead of dreading it, I'm almost looking forward to it, knowing I can avoid these common mistakes. Big thanks to everyone who contributed. This thread is going to be my reference guide. 😄

@astrology616 Same here! I actually bookmarked this thread. When I do my project, I'm checking back to make sure I don't forget any of these steps. It's amazing how many little things you all pointed out that I wouldn't have considered.
Who knew window replacement had so many booby traps for newbies? But forewarned is forearmed, as they say!

Just chiming in again to say I've shown this thread to two of my neighbors already. One of them is now rethinking the unpermitted DIY route he was considering... I'm like "Dude, read all these stories first!"

I'm feeling much more confident about my upcoming project after reading this. Instead of making a bunch of rookie mistakes, I can hopefully get it right the first time. Big thanks to everyone who contributed their lessons learned.

@georgesewist Thanks for that tip about ordering extra screens! I wouldn't have thought of it until inevitably one gets damaged. I'm going to see if I can add a couple spares to my order. Florida life, something is always poking holes in our screens, right?

@cyclist20 Glad it helped! Yeah, I learned that one the hard way. A stray golf ball from the neighbor or an over-enthusiastic cat, and boom – there goes a screen. Better to have a backup. 😅

Couldn't agree more with everyone here. This thread turned out even better than I hoped. It's basically a must-read for any Tampa Bay homeowner about to start a window replacement.
