Here’s a weird bit: I read somewhere that a home with a private green cert (like LEED) can add more resale value than just having the government’s energy star sticker. But honestly, my inspector seemed to care way more about the city’s checklist. Anyone else notice this or have it flip the other way?

Wild how that works, right? I always figured LEED would be a bigger flex for resale, but my buddy’s house had all the fancy certs and his appraiser barely blinked - just wanted to check insulation and windows for the city code. Maybe it depends on the market? Anyone actually see a buyer care about the green label more than the local stuff?
