Tampa Bay Homeowners Compare Window Replacement Quotes and Costs
Hi everyone. I'm about to replace all the windows in my 1970s single-story home in Tampa (Hillsborough County). I wanted to start this thread to compare actual window replacement quotes and costs with other Tampa Bay homeowners.
I have 12 windows (mix of 8 single-hung and 4 small sliders) that need replacing. I'm looking at double-pane vinyl windows, probably going with hurricane impact for storm safety. So far, I got two quotes:
Quote 1 (Karoly windows): For PGT impact windows (white vinyl frames, Low-E glass) – came out to about $11,500 total for 12 windo ...
RE: Tampa Bay First-Time Window Replacement
This conversation is gold. Thanks all. I have a technical query: Do new window installations in Florida require any changes to meet egress requirements? My bedroom windows are kind of small (like 30" x 30"). If I replace them, do I need to enlarge to meet some code for escape in a fire? I'm not sure if my current ones are technically big enough for egress, but since the house was built in the 80s, maybe it was code then. I'm worried if I pull a permit, the inspector might tell me I have to make the opening bigger (which would be a much bigger project).

RE: Tampa Bay Homeowner: Energy Efficient Windows (Low-E vs. Tinting) & Frame Materials Advice Needed
I’m in Tampa (Wesley Chapel area) and I actually tried the window tinting route before deciding on any full replacement. My house is a 2010 build with double-pane windows, but they were the basic clear glass kind (no Low-E). Around 2018, I noticed the summer heat was really driving up my bills and making some rooms uncomfortable, especially those with big windows facing west. I wasn’t ready to drop big money on new windows since mine were only ~8 years old at the time, so I experimented with professionally installed solar window film on the hottest side of t ...
Are black window frames worth the upkeep gamble?
... who has black or other dark frames:
- Does dust, pollen, or water spotting show up noticeably more than it would on white?
- Have scratches or fading been an issue?
- Would you use black on the whole house, or just the front elevation?
- Do dark frames still work on a traditional home, or do they make it feel too modern?
I like the look, but I don't want to choose a color that becomes a maintenance headache.

RE: Full Home Window Replacement in Tampa Bay
... I have to emphasize: permit your window replacement! In Florida, any significant window replacement (especially a full-home job) absolutely requires a building permit and subsequent inspection. If a contractor suggests not pulling a permit or, as one tried with me, asks you to pull the permit as the homeowner, consider that a big 🚩 red flag. That usually means either they are not properly licensed to do the work (and thus can’t pull a permit), or they’re trying to cut corners. Either scenario is bad news. A permit and inspection protect you – the in ...
RE: Energy Efficiency Results After Window Replacement in Tampa Bay
I had a somewhat tricky situation at my house in Tampa – a large half-circle arched window above our front door that gets direct sun. I was worried it would be hard to find an efficient replacement for that shape, but Karoly windows & Doors came through with a custom solution. They installed a double-pane Low-E glass arch that fit perfectly. The difference is huge. That foyer used to heat up like a greenhouse because of that big arch window. After replacement, it’s so much cooler in that area. I no longer dread going upstairs in the late afternoon (since ...
RE: Top Mistakes Tampa Bay Homeowners Make During Window Replacement Projects
I'll mention something about the install method that can be a hidden "mistake" if you don't know to ask. There are different ways to install replacement windows (full frame vs insert windows). I opted for inserts to avoid tearing out interior trim and because it was slightly cheaper. It worked well, but one thing I didn't realize until afterward is that inserts slightly reduce your glass area. Since they fit inside the existing frame, the new frames are a bit thicker, so you get maybe an inch or two less viewable glass on each side. In most cases it's hardly ...
Top Mistakes Tampa Bay Homeowners Make During Window Replacement Projects
Hi everyone! Thought it would be useful to start a thread about the top mistakes Tampa Bay homeowners make during window replacement projects. There are so many of us in the Tampa Bay area either planning or in the middle of window replacements, and I've noticed people (including myself) hitting some avoidable pitfalls. Let's share those "wish I had known" moments so others can learn from our experiences. 🙂
I'll kick it off with a couple that come to mind from my own journey: I almost skipped pulling a permit because I didn't realize it was required ...
RE: Seeking Window Replacement Experiences & Advice - Tampa Bay Area Homeowner
Congrats on starting the window replacement journey, @crypto728. We just completed a full replacement on our 2-story home in Tampa (Hillsborough County), so I have a recent data point for you. We had 18 windows replaced (including a large half-circle arched window in the foyer). We got a bunch of quotes and wow, the prices varied A LOT. For example:
Renewal by Andersen (the people with the TV ads) quoted us about $48,000 for 18 windows 😱 – and those were non-impact Fibrex (composite) frames. We nearly fell over when we saw that number. It was way bey ...
Seeking Window Replacement Experiences & Advice - Tampa Bay Area Homeowner
Hi everyone, I'm starting to gather quotes for a full-home window replacement and could use some advice. I'm a homeowner in the Tampa Bay area (Pinellas County), and my house was built in the early 2000s (so it's a little under 25 years old). All the original windows need to go – they're old single-pane and not energy-efficient (and definitely not impact-rated).
I'm looking at impact vs. non-impact windows (if non-impact, I'd rely on hurricane shutters that I do have) and also vinyl vs. aluminum frames. My main concerns are finding a balance of cost and qual ...
